I run a vanilla Minecraft server on 1.7.5 and the world was created about a week ago. I have about seven players that play on the server and the normal traffic is around 1-4 players a day on at a single time for about an hour or two of game play; sometimes more. A fair amount of crafting and altering of the world has been made, but nothing "out of the ordinary". Everything is fair play and all players are under survival rules.
Problem
This past weekend some of the players have reported that they have experienced a type of lag spike that "kills" the frame rate to a figurative "0". The lag spike will stay at 0 for maybe a few seconds and then shift 1-3 frames. Immediately after that, it will dive back into 0 frames. Fortunately, this kind of lag spiking only happens in certain areas, but the question is why? I have went into the areas that they have reported this type of lag and I'm also brought down to 0 FPS. Basically any player that goes into these "dead zones" are dropped into the lag spikes that make the game unplayable. The radius or range in which area is affected is seemingly across the entire y plane, and in an approximate 15-block distance on the x-axis (give or take on the x-axis). Again, this is only occurring in specific areas of the world and not every location in the world. For instance: At the spawn there is your regular FPS as one would normally have. Move to an area where the lag spikes occur and no matter who it is; you are dropped to 0 FPS and get small 1-3 frame shifts every few seconds.
Fixes
I've looked all over Google and several forum boards to find a solution, but so far I have not found a definite fix. Some say it is chunk errors, or redstone faulting/misplacement. Others say it is lack of RAM, or this version of Minecraft.
My take
I have little to no idea of what the real cause is. Mainly because no one really quite knows a solid answer yet; at least it seems. If you guys have any ideas or questions about the issue, please let me know. It would be greatly appreciated to get some feedback or brainstorming as to what this issue is tied to.

I seem to be having the same problem you describe here, but in single player mode. Does anyone know how to fix this? I'm stuck underground now and can't move anywhere because the lag is so horrible
