Like the thread title says, I'm basing this on what I have heard, not personal experience. I was not among the 100 chosen to host servers.
Now, the idea just rules. Seriously. Hosting a server is hard to do at the moment and my computer doesn't handle it well. So being able to easily host a good private server is very, very convenient. Unfortunately, I don't approve of the idea of paying money to host a server for a given amount of time. Mojang is in a very good financial state right now, so I don't think there's even a need for such a thing. If they end up instituting a price, I don't think Minecraft Realms will be used as much as it would be otherwise.
I also think that when the modding API comes around we should be able to host a server that has mods on it by selecting them from the in-game list. Just a thought.
What's your thoughts on Minecraft Realms, and can someone who is on the test team tell me what it's like?

The servers only have so much memory, A one time pay to play isn't possible, they will eventually run out of memory!Plus, why should I be able to pay for a server, and never use it, then it just wastes memory that other's could be using!

Being the only one to post that has not dissed the OP, I will say Minecraft Realms is a good idea, especially for those who's computer can't run a server. Although, a price is needed for this to work. As long as it isn't overpriced, Minecraft Realms will go over well.
I will just state that Mojang, despite being well off (or perhaps because of it), is above all else a business. A business must make money to stay in business. Offering Minecraft Realms for free or for a one-time payment would be a bad business decision. Furthermore, if one is receiving continuous service, one should expect to continuously pay. Would you argue against paying for internet access or cable television? However, on the other hand, it would be unfair (and unwise on Mojang's part) to make the subscription fee for Minecraft Realms unreasonable. I'm sure that whatever price Mojang decides upon will be fair, enough to cover their operating costs and earn them a profit, but not so much as to gouge their customers. I personally look forward to Minecraft Realms and anticipate happily paying the fee for the convenience of having a server.
